Paraiso Club offers high standard apartments with 1, 2 or 3 bedrooms with the same number of bathrooms, and not to mention the penthouse apartments in fantastic locations.

The air-conditioning systems cools the air as required. In the kitchens there are top of the line materials and appliances and the bathrooms have pleasant adjustable floor heating installed.

For those who would like to have their own garden we can offer a variation of apartments with several types, sizes and outdoor areas.

There are a large variety of apartments regarding to size, number of baths, location and floor plans.

Interior

Parasio Club offers furnishings to match the apartments colours and style, creating a classic-modern atmosphere.

Domestic appliances including; extractor, fridge/freezer, ceramic hob and oven; all with polished steel surfaces.

The bathroom walls are tiled, with a large embedded mirror with a polished aluminium frame with small tiles. The shower tray is made from silestone with glass blocks and the door is in tempered glass in a stainless steel frame. The bathrooms have radiant heating which is thermostat-controlled.

Purchasing process

The buyer can reserve an apartment by paying a small deposit and signing a reservation contract. The reservation contract will be substitued with the final Purchase contract in Spanish as soon as all the necessary building licences have been obtained. An authorized translation of the contract will be attached in English.

A 20% deposit of the purchase price including I.G.I.C must be paid when signing the final purchase contract. The remaining amount is due when the keys are delivered and the apartment is ready to move into.

The expenses relating to a real estate transaction like this in Spain are estimated to be approximatly 8% of the purchase price.

This includes 5% I.G.I.C, 0.75% documentation fee and expenses for Notary and to get the deed of your property registered properly. In addition there might be expenses related to your own use of attorneys and advisors.

Through our experience in Spain and our network in the area we offer a hassle free and safe real estate transaction experience. The developers staff speaks; Norwegian, English, Spanish and German fluently and have a long experience with real estate transactions for foreigners in Spain.

The construction time is estimated to be 18 months from start of construction. The construction will start when over 50% of the total number of apartments has been sold, or as per the requirements to the developers bank.

The final delivery of the keys and the deed to the apartment will be announced three months in advance in writing.

Financing

The developer might be able to help with financing of up to 80% of the apartments appraised value.

Value appreciation and rental opportunities

The real estate market in general has appreciated with 7-14% per year on average in the last few years.

Although there are large fluctuations, attractive, top of the range property has gained even more in value.

Each apartment will have its own title deed, with a clause about rental, and it will be included in a Home Owners association. This means that Paraiso Club will be run as an apartment hotel operation. For the owners of the apartment this will give them an opportunity to have a cash flow from the renting option, without concerns regarding marketing, contracts, administration and cleaning of their apartment.

The owners of each apartment will of course decide themselves whether they want to rent out their apartment when not used by themselves.

If you choose to use the rental option, the apartment will be included and run by a professional hotel management company.
